Nice cabin in Montana for under $300,000? Yes, but there’s a catch

Listed at $243,000, this cute cabin in coveted Hyalite Canyon is a bargain BUT there are some conditions. This secluded cabin is a Forest Service cabin and appears to have been strong since the early 1900s and is believed to have been built in 1911 as a nurses’ retreat.

You’ll find that this cabin comes equipped with electricity, phone service, gravity fed spring water AND a sturdily built annexe.

So what are the kickers? Unfortunately, Forest Service residents CANNOT be full-time. What does that mean? In principle, you can live here part-time, although you would own the house. You cannot make any personal or commercial profit from the house, so you cannot rent it out and earn extra income when you are not living there.

Financing is not available for this purchase as the cabin does not qualify, you must be a cash buyer.

Finally, you must be able to obtain a “FS Special Use Permit.” This is required because while you would own the cabin, you would NOT own the land the cabin is on. The land will continue to belong to the USFS.

The largest private island west of the Mississippi is on Flathead Lake in Montana. The island, which is well over 300 acres, has two “villas”, the main villa and the guest villa. The main villa is over 45,000 square feet and features an underground shooting range.
